Expect shovels in the ground by July on a boutique hotel that’s been stalled in Traverse City. Hotel Indigo’s developer says nearly all the paperwork is in order for the Warehouse District project.

Jeff Schmitz of JS Capitol Construction says the bank loan is in, the appraisal is in, and Brownfield dollars are set. He says the project is just waiting on one more piece of paper from state environmental regulators.

There are liens on the property from two consultants who have yet to be paid for their work, but Schmitz says that shouldn’t further delay the four-story, 105-room hotel with underground parking and a view of West Grand Traverse Bay.

Schmitz says plans for the building have changed since the public first got a glimpse of renderings last year. Drawings showed an urban building, in line with the rest of the warehouse district. New drawings are not yet available.

Downtown leaders expect the hotel to provide an anchor for more re-development in the Warehouse District.
